Terms and conditions

By confirming a booking at Meadhaven and paying your non-refundable deposit (or full amount if booking made within 60 days of arrival date), you agree to the following terms and conditions.

BOOKINGS

A contract between you the guest and Anne Scott, the owner, will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. 

Please note: By law, we require the name and contact details of the lead booker and the names of all guests. For non-British citizens we require a passport number and place of issue.

PAYMENTS and BOOKING DEPOSIT

A non-refundable booking deposit of 20% of the total booking amount must be paid to secure your booking. 

The total balance for your stay must be paid no later than 60 days before your arrival date. If the balance is not received by the due date, then your holiday will be treated as a cancellation. But don’t worry, we will send you a reminder. 

Bookings made less than 60 days before your arrival date must be paid in full at the time of booking.

GUESTS, VISITORS & PROPERTY USAGE

  • The maximum number of persons occupying the property must not exceed four persons (this includes children) and only those listed on the booking confirmation can occupy the property.
  • If you wish to have visitors to Meadhaven during your stay please ask us first.
  • Please be advised that no extra overnight visitors are allowed to stay at the property at any time.
  • Bookings cannot be accepted from persons under 18 years of age. Bookings must not be made on behalf of those under 18. An adult must be present through the stay. 
  • You may not in any circumstance re-let or sublet the property.
  • The owner reserves the right to refuse a booking without giving any reason.
  • You must not use the property except for the purpose of a holiday.

HOUSE RULES

By confirming your booking, you are agreeing to our house rules outlined below:

  • Four people maximum – this includes children
  • Please no smoking, vaping, candles, open flames, fireworks, Chinese lanterns, firepits, or portable bbqs in Meadhaven or its courtyard area.
  • Please respect the community in Wanstrow and try to keep noise levels to a minimum after 9pm.
  • I’m sorry but we do not allow electric car charging. Please ask us for local electric car charging points if required.
  • No pets are allowed at Meadhaven at any time. This includes the driveway and patio area. 
  • Please don’t use products at Meadhaven that stain towels and carpets (these include fake tan, hair dye or Benzoyl peroxide products)
  • Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.
  • Please no shoes on the new carpet.
  • Please lock the doors, and close the windows when you leave the property unoccupied and make sure you switch off lights, heating, or any electrical appliances when you go out – we’re an eco-friendly holiday home.
  • We will issue you with two keys. Please note that if any keys are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • All inventory must remain in the property and not be taken to another property.·You are responsible for the supervision of all members of your party under the age of 18 at all times.
  • Please park your vehicles in the designated parking spaces, ensuring cars do not block owners cars. Meadhaven parking is limited to 2 vehicles.
  • We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of the owners or neighbours. You’ll be asked to leave the property, without any refund of the rental amount paid.

Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement and we reserve the right to terminate the booking with immediate effect.

CANCELLATION POLICY

All cancellations must be notified in writing and once received we will confirm the cancellation. The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below. Your booking deposit is non-refundable. Refunds for the remaining amount will be calculated as follows: 

45-59 days prior to booking date – 60% of total cost refunded.

20-44 days prior to booking date – 40% of total cost refunded.

3-19 days prior to booking date – 20% of total cost refunded.

0-2 days – 0% refund. 

More than 60 days’ notice – your liability to pay the balance will be waived, however, your non-refundable deposit will not be refunded. 

We will do everything we can to get another booking for your cancelled dates. If we are successful in getting a replacement booking, we will refund you the total amount, excluding your non-refundable deposit. 

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

If your booking is cancelled by us due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your stay at Meadhaven. Our liability for cancellation will be limited to payments made to us not other costs you may have incurred.

DAMAGES

Please treat Meadhaven with due care so that other guests may continue to enjoy this space. If you notice something is missing or damaged, please let us know immediately so that we can take the appropriate action. 

CHECK OUT

Check out is 10am – we will arrive promptly to clean for our next guests.

When you leave:

  • Please leave the two keys on the hooks behind the door
  • Please wash up, dry and put away all kitchen items
  • Please empty kitchen bin into green wheelie bin on the drive

We’ll do the rest!

OTHER NOTES

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes. We will not enter the property without informing you – unless it is an absolute emergency.

Please note, there are no stairgates at the property so please bear this in mind when booking with young children.

This property is privately owned and is our home. You are so very welcome at Meadhaven, but we expect all guests to treat the property with the same respect that they would their own home.
